1. Fire Alarm Testing
A fire alarm system exists for one purpose: to give occupants sufficient warning to evacuate safely before a fire endangers their lives. Confidence that this warning will come when needed depends entirely on regular, documented testing and maintenance. A fire alarm that has not been tested is an assumption, not a safeguard. Under Article 17 of the Regulatory Reform (Fire Safety) Order 2005, the responsible person must ensure that fire safety equipment — including fire alarm systems — is maintained in an efficient state, in efficient working order, and in good repair.
BS 5839-1:2025 is the principal British Standard governing fire detection and fire alarm systems in non-domestic buildings. It provides the code of practice for the design, installation, commissioning, and maintenance of fire alarm systems. The standard requires weekly testing of the system by activating one manual call point, with call points tested in rotation so that every call point is tested at least once over a 13-week cycle (or over the course of a year where there are a large number of call points). The weekly test confirms that the call point triggers the alarm, that sounders and visual alarm devices operate correctly, and that the control panel receives and displays the correct signal.
Every six months, a more detailed inspection and test must be carried out by a qualified fire alarm engineer. This includes testing a proportion of automatic detection devices (smoke detectors, heat detectors), checking battery standby supplies, verifying fault monitoring, and inspecting the system wiring and cabling. Annually, a full service must be completed, covering every detection device and manual call point in the system. The fire alarm logbook is the mandatory record of all testing, maintenance, faults, and false alarms. It must be kept on the premises and available for inspection by the enforcing authority at all times.
False alarms are a serious concern. When occupants experience repeated false alarms, alarm fatigue sets in — people stop responding promptly, or stop responding at all, because they assume every activation is another false alarm. When a genuine fire occurs, the delayed response can be fatal. Every false alarm must be recorded in the fire alarm logbook, the cause must be investigated, and corrective action must be taken to prevent recurrence. Common causes include cooking fumes, steam, dust from construction activities, detector positioning, and system faults.
Notify the monitoring station before testing
If the fire alarm system is connected to an Alarm Receiving Centre (ARC) or a remote monitoring station, the responsible person must notify the monitoring station before any testing takes place. Failure to do so will result in the test activation being treated as a genuine alarm signal, triggering an unnecessary fire service response. Repeated unwanted fire signals waste fire service resources and may result in the fire service reducing their response level to the premises. The monitoring station should be contacted before and after every weekly test, and before and after every service visit. The fire alarm logbook should record the time the monitoring station was notified and the name of the person who made the call.

3. Common Mistakes
Not rotating call points during weekly tests
Testing the same call point every week is one of the most common failures in fire alarm maintenance. The purpose of the weekly test is not simply to confirm that the system works — it is to confirm that every individual call point in the building works. If the same call point is tested every week, the remaining call points may have faults that go undetected for months or years. A faulty call point in a critical location — such as a stairwell, a kitchen, or a high-risk work area — means that a person discovering a fire in that area cannot raise the alarm manually. BS 5839-1:2025 requires that call points are tested in rotation so that every call point is tested within a defined cycle. A written rotation schedule should be maintained and the specific call point tested each week must be recorded in the fire alarm logbook.
Not investigating false alarms
Recording a false alarm without investigating the cause is a failure that compounds over time. Every uninvestigated false alarm increases the risk of alarm fatigue — the point at which occupants stop taking the alarm seriously because they assume it is another false activation. When a genuine fire occurs, the delayed or absent response can have fatal consequences. False alarms always have a cause: contaminated detectors, inappropriate detector types for the environment, poor positioning, steam or cooking fumes, construction dust, system faults, or deliberate interference. Each cause is identifiable and correctable. The fire alarm logbook must record not only the false alarm itself but the investigation carried out, the cause identified, and the corrective action taken. If the cause cannot be identified, the detection device should be replaced or relocated, and the zone should be monitored closely for recurrence.
